Rye Real Estate Update June 2008 – Getting Ready for Beach Season

Fifty nine homes have sold in the past six months in Rye City, compared to seventy nine during the same time period last year. Continuing the trend we have seen over the past few months, the average sales price increased from $1,751,814 to $1,843,949 in comparing these two time periods, while the amount of sales decreased. Eighteen or 30.5% of the sales from the past six months were under $1,000,000 with an average sales price of $770,250, while 41 or 69.5% were over $1,000,000 with an average sales price of $2,315,329. As the inventory increases, it seems that homes that are priced competitively (particularly new construction/renovated homes) sell in a matter of days, while the rest wait it out. Still, even homes on the market over 120 days in Rye over the past six months sold for an average of 92.91% of the list price, putting us far ahead of most areas.

Getting Ready for Beach Season
Rye is a great place to live this time of year with Oakland Beach down the road and Rye Golf and Pool Club available for local residents. Are you ready for beach season? A client looking to rent in Rye recently asked me about the local workout facilities. We thought that would be a timely piece for this month’s article.
We are truly fortunate to have the Rye YMCA right in town. The Fitness Center offers free weights, cardiovascular and circuit machines. There is a spinning room with classes, two pools, and a variety of fitness classes offered on site as well as classes at the yoga center at the Wainwright House on Stuyvesant Ave. The Y also has a great babysitting facility and youth programs. Altheus Health & Sport at 2 Clinton Avenue offers personal coaching services along with traditional classes, physical therapy, nutritional counseling, and massage services (hint: Ken is great!).
I have been hearing a lot of positive comments lately about Yoga with Gwen, held at Community Synagogue on Forest Avenue. A couple of my friends are hard core devotees of Rye Personal Training on Purchase Street. My personal favorite: the fitness program developed by a German dancer, Lotte Berk, taught locally at the Rite Method or the Bar Method, both in Rye Brook.
Of course, a lot of us are more focused on outdoor activities with the nice weather finally here, perhaps to get ready for Rye’s Jarden Westchester Triathlon. Atheus is offering a free cycling clinic for those new to road racing at 7:30 am Sunday, June 14th, as well as groups for more experienced riders. (PHOTO: Not Ray Kelly) Local resident Ray Kelly is once again running the Rye Y Tri Club and tri classes (you do not have to be a Y member to join). Now that the weather is turning warmer, they are starting to swim in the open water at Rye Beach. According to Ray, they have "just over 100 members in the Rye Y Tri Club ranging from first timers to Hawaii Ironman qualifiers and many have moved through the triathlon classes over the past four years as beginners to full Ironman finishers." It’s great to be outside in Rye this time of year whether you are running or biking along Stuyvesant Avenue, swimming or kayaking in the Sound, golfing at Rye Golf Club, or walking the dog near Rye Town Park. Enjoy!
