August Real Estate Forecast: Still Hot in Rye

It’s a month into the third quarter and home buyers and sellers want to know if the market is cooling. Interest rates have gone up since the first quarter of 2022, making it more expensive to finance a home. And with two consecutive quarters of lower GDP, some believe we are in a recession. 

But you might not know that looking at the real estate market in Rye. 

  • Prices Are Up. The July numbers for single family homes in the City of Rye show the median sales price year over year up 3.36% to $2,590,500 from $2,363,000 in 2021.
  • Sales are Quick. In July, average days on market trended down 30% to just 21 days from 30 days in 2021.
  • Inventory is Limited. With only 18 new single family home listings in the entire City (there are 3,713 single family homes in Rye City) coming on the market in July, accurately priced homes continue to see multiple offers, sell quickly, and sell over asking.
  • Buyers are Ready to Pounce. Buyers are educated and are responding quickly to well priced homes.
