The Tide Mill Yacht Basin, an active boatyard since the early 1900s and a grain mill prior to that since colonial times, is entering a new chapter as a single private home.
It appears the iconic red mill house will remain, while the rest of the property at 191 Kirby Lane will be developed with a 7-bedroom 11,000 square foot main house, 1,497 square foot 2-bedroom guest house and 2,330 square foot 18th century Tide Mill house on the 2.58 acres. The spec project went on the market Wednesday for $29,950,000.

The project is being run by Paul Varsames, an active local developer who recently built eight luxury multi-million dollar apartments on Locust Street adjacent to the Blind Brook in downtown Rye. The project is being co-marketed by Joan O’Meara of Houlihan Lawrence and Ryan Serhant of Serhant LLC. Serhant is a broker and reality television actor known from Bravo’s Million Dollar Listing New York. O’Meara is a local resident and the go-to broker for Varsames.
